GLERA objection to crescent house planning application

GLERA has felt it necessary to object to the recent Crescent House planning application; Works pertaining to fire safety, building services, external repairs and redecorations, and other associated works 26/00107/LBC and 26/00106/FULL

GLERA concerns

The most detrimental aspect of the application is the service trays and suspended ceilings proposed. GLERA believes that a more thoughtful detail on service distribution is required along with resident consultation on paint colours, lighting fittings and location. 

SERVICE TRAY / SUSPENDED CEILING
The proposal is a one size fits all solution which may be acceptable for the corridor locations but is not for the rest of Crescent House. The lift lobby’s have an almost continuous false (suspended) ceiling, reducing the ceiling height and the large service tray in the open courtyards on levels one and two are in front of the opening upper kitchen windows and may well impede opening and daylight into the kitchen (there is not enough detail to know.)

The only visuals provided are of the corridor area so for the areas of more heritage significance (the open courtyards) there is no indication of the impact for approval this must be provided

PAINT COLOURS
Residents should to be consulted. There is an attempt to return to original colours, although the original walls were probably bare render and some residents would like to retain the colours at time of listing. Residents deserve to be consulted since they have to live with what is selected

LIGHTING
Light fittings appear overly commercial rather than domestic and new lights adjacent to front doors will create glare.

The deadline for Neighbour Consultation is today Monday 16 March but Planners say ‘they would consider any comment made from a member of a public on the application provided it was submitted in good time before making our decision’.
